Independent editorial, sourced from public registers and standard industry datasets. This page is the boring-but-important page: what's in, what's out, and where the figures come from.

Geographic scope

"West Yorkshire" in this report means the five metropolitan districts that make up the West Yorkshire Combined Authority area: Leeds, Bradford, Kirklees, Wakefield and Calderdale. Other parts of historic Yorkshire (e.g. North Yorkshire, the East Riding, South Yorkshire) are out of scope.

Pricing data

Median sale prices are derived from HM Land Registry Price Paid Data on a 12-month rolling basis to the most recent complete month at the time of writing (March 2026). Figures are rounded to the nearest £5,000 for readability and should be treated as indicative regional medians, not appraisal values for any specific scheme or postcode.

Pipeline figures

Pipeline unit counts are editorial roll-ups of approved and pending residential planning applications visible on each local planning authority's public planning register. We include:

  • Major residential applications (10+ units).
  • Approved-but-not-yet-started schemes still within their implementation period.
  • Pending applications with a validation date in the last 24 months.

And we exclude:

  • Minor applications under 10 units.
  • Refused or withdrawn applications.
  • Applications more than 24 months old without an active status update.
  • Non-residential change-of-use applications, even where dwellings are a minor secondary component.

Pipeline figures are indicative directional, useful for comparing districts and understanding the shape of the market, not for substituting a specific feasibility study. For more granular pipeline data UK-wide, see external resources like the UK Planning Pipeline Tracker.

Development finance pricing

The senior + mezzanine pricing on the development finance page reflects indicative market ranges as of Q2 2026, gathered from publicly available lender rate cards, broker market commentary, and conversations with active West Yorkshire-region SME developer sponsors. Pricing is indicative only and not a quote. Actual terms vary by sponsor, scheme, location and timing.
