Methodology
This directory profiles 15 UK bridging loan lenders. The goal is independent, comparable editorial — not lead generation. Here's how the directory is put together.
Who gets included
Lenders are included if they meet all of:
- Actively writing UK bridging loans as of 2026
- Either FCA-regulated for bridging, a UK-authorised bank, or a well-established non-bank specialist with a multi-year UK track record
- Publish sufficient rate and criteria information to make a profile meaningful
Crowdfunded platforms, auction finance arms of commercial banks with no public product page, and lenders operating only on referral from a small number of introducers are excluded — even if they're active — because we can't verify product terms independently.
Where the data comes from
- Rates: lender websites, broker portals, published product sheets. Where lenders quote rate ranges, we show the range.
- LTVs, terms, ticket sizes: lender criteria pages and broker-facing lending guides.
- Speed: lender-stated typical completion timescales on clean cases, cross-referenced against market-maker commentary.
- Operating notes: industry commentary, broker feedback, and the author's direct experience of the UK bridging market.
What the figures are not
Indicative rate ranges are not lender quotes. Your case-specific rate depends on LTV, property type, credit profile, exit quality, ticket size, and the broker panel. Every rate in this directory is a starting point for further conversation, not a commitment.
Editorial independence
This directory is not a broker, introducer, or introducer's affiliate. Lenders cannot pay to be included, promoted, or reordered. No lender has pre-approval over what we publish about them.
We do link to lenders' own websites with rel="nofollow" so
outbound link equity doesn't flow to individual lenders. We separately
mention Construction Capital,
a UK commercial finance broker, because whole-market brokers are the
practical route to comparing lenders — Construction Capital has no
editorial input here.
Corrections
Rates, criteria and lender appetite change. If something's out of date,
let us know and we'll update. The updatedAt in each
lender's data block reflects the last material edit.
